Planning Applications

Springfields Planning and Development provide a complete service to project manage your planning application. We prepare the necessary planning documentation and will also source plans, surveys and reports from other professionals, as may be required.

​We will carry out negotiations with the Local Planning Authority and provide all the professional support you need through to a decision by the council.


Development Appraisals

Pre-Application Advice​

Springfields Planning and Development are able to source pre-application advice from the Local Planning Authority. We provide a professional case and seek their opinion as to whether a planning application would be supported or what specific planning issues arise.

Armed with that opinion, you can then decide, with our input, whether to proceed to make a planning application.


Community Consultation

Springfields Planning and Development offer a professional appraisal of your land or property, including the prospects of it being developed. For example, you may wish to ascertain the likelihood of achieving planning permission for a residential development of your land, as it may increase the asset value of your estate.

A Development Appraisal may be useful for commercial, family or legal reasons.


Springfields Planning and Development can assist with any required community engagement exercise. This is carried out prior to making a planning application, for example via a survey or public exhibition.

The results of the exercise would be reported in a Community Engagement Report and used to inform the preparation and consideration of the eventual planning application.


​Planning Appeals

Springfields Planning and Development are able to prepare your planning appeal. This can be submitted to the Planning Inspectorate when your application has been refused, or not determined within the statutory period.

We have a good record of success, in comparison to the national average. Where appropriate, we will submit an application to seek recovery of some or all of your costs incurred in the appeal.


Lawful Development Certificates

Springfields Planning and Development can prepare applications for Lawful Development Certificates. These seek to establish that either building works or changes of use are, or would be, lawful. Supporting advice from planning lawyers or barristers can be obtained.

Approval of these applications provides reassurance that development you have already carried out, or wish to, does not need planning consent.

​Local Plan Representations

Springfields Planning and Development can provide high quality representations to a Local Plan, in support of the strategic promotion of your land. The Local Plan provides long terms allocations of land and planning policies against which planning applications will be considered. It goes through various consultation stages and an Examination in Public. We can represent you in this process.

If your land is allocated for development in the Local Plan (eg for residential use) it will establish that the principle of that development is acceptable.


Neighbourhood Planning

Call for Sites Submissions

Springfields Planning and Development are able to put your land forward to the Local Planning Authority’s Call for Sites process. This lets the council know that your land could be made available for development in the future. We will put forward a high quality presentation in support of your land.

The LPA will consider whether the potential development of the land would be suitable and achievable. The results of such assessment will be taken in to account when the council prepares a new Local Plan (or Review). ​  


Post Permission Services

Springfields Planning and Development can liaise with the Neighbourhood Plan body (typically a town or parish council) to put your land forward for development. The Neighbourhood Plan, like a Local Plan, can make allocations of land and new planning policies which may affect your land.

We will seek to understand the Neighbourhood Plan body’s aspirations for the area and whether your land can assist in those objectives, making high quality representations along the way. These will eventually be considered by an Inspector, prior to a Referendum as required for Plan to be made.

Springfields Planning and Development provide assistance following the grant of planning permission. Your planning permission will usually include conditions on the decision notice which require further details to be submitted to the council. We can apply to do this and also to vary or delete the planning conditions if they are problematic. Occasionally, the approved drawings need to be altered and we can apply for the required amendments.

​Should you wish to sell the land we can prepare an information pack and introduce the land to developers, to establish their interest in making offers.
